Terrace cost in 2026 — what makes up the price
Per-square-meter prices by material, total estimates and every factor that affects the price — plus how the household tax deduction lowers your final bill.

The price of a terrace depends above all on the material, the size, the foundation and how demanding the terrain is. A typical 20–30 m² home terrace most often costs 5 000–10 000 € installed in Finland, while a small ground-level terrace can come in under 3 000 euros and a large, roofed or slope-built terrace can rise to 15 000–20 000 euros. On this page we go through what the price is really made of and how to get a reliable estimate.
How much does a terrace cost per square meter?
Below are indicative per-square-meter prices installed (including materials, labor and VAT). The final price always depends on the specific project.
| Material | Estimated price (€/m²) | Characteristic |
|---|---|---|
| Pressure-treated pine | approx. 200 €/m² | Most affordable, a solid basic choice |
| Thermally modified wood | approx. 300 €/m² | Moves less, handles moisture |
| Composite | approx. 370 €/m² | Near maintenance-free, long-lasting |
What the terrace includes affects the total more than the per-square-meter price. Rough total ranges:
- Small terrace (10–15 m²): approx. 2 000–4 500 €
- Typical home terrace (20–30 m²): approx. 5 000–10 000 €
- Large, roofed or slope-built: 12 000–20 000 € or more
What makes up the price of a terrace?
Two terraces of the same size can cost very different amounts. These factors determine the final price:
Material
The decking material is one of the biggest single items. Pressure-treated pine is the most affordable, thermally modified wood mid-range and composite the most expensive to buy — but composite saves on maintenance over the years. Compare the options in our terrace material comparison.
Foundation and soil
The foundation method is chosen according to the soil. Frost-heaving or soft ground requires deeper or stronger foundations (for example, screw piles or cast pillars), which raises the price. Bedrock, in turn, can require fixings and special solutions.
Terrain and location
Building on a flat yard is fast and affordable. A steep slope, the water's edge or difficult access adds work and can effectively double the budget. This demanding kind of construction is exactly our specialty.
Size, shape and extras
A complex or multi-level terrace costs more than a rectangle. Extras also affect the price:
- Railings (wood, glass or cable)
- Stairs and level changes
- Canopy or pergola
- Terrace lighting
- Tear-out of the old terrace and waste removal
Example calculations
- 25 m² pressure-treated, flat yard: ~5 000–6 500 €
- 25 m² thermally modified wood, railings and stairs: ~8 500–11 000 €
- 30 m² composite on a slope, railings: ~14 000–18 000 €

The household tax deduction lowers your final bill
Building and maintaining a terrace usually qualifies for the household tax deduction (kotitalousvähennys) when the work is done at your own home or a holiday home. In 2026 the deduction is 35% of the labor portion, up to 1 600 € per person per year, with a 150 € deductible. A couple can each claim it, for a combined maximum of 3 200 €. The deduction applies to labor only, not materials — we itemize the labor on the invoice for you. Check the current figures at the Finnish Tax Administration (vero.fi).
How to save on the price of a terrace
- Ask for a fixed price instead of hourly billing — you'll know the total in advance.
- Choose the material to suit your needs; the cheapest isn't always the least expensive once maintenance is included.
- Keep the old, load-bearing frame if possible — often just replacing the boards is enough.
- Make use of the household tax deduction.
- Schedule the project well before summer, when you can get the best dates.
